Founding Membership began with 250 pioneers — the first households willing to back the farm before we had all the answers. In recognition of that risk, they received substantial discounts and permanent legacy rights that will never be offered to the public again.

These 250 places are now all held. But as we prepare for the move toward the 1,000-acre Estate, a small number of pioneers are stepping back — circumstances shift, priorities change, lives move.

When a place opens, it doesn't return to the general market. It stays within the founding 250, with the original terms intact, and is offered to the next household on the interest list — in the order they reached out.

Honest answers

Am I buying a specific, fenced plot of land?

No. Your stake is a share in the whole farm and its operating company, recorded on the Community Land Registry. The m² figure in your tier shows the scale of your stake — not a patch of ground with your name on it. Regenerative farms work as integrated ecosystems; you own a meaningful piece of the whole, not a parcel in isolation.

What happens if my circumstances change?

Pioneer memberships are transferable to another household. When you want to release your stake, we help arrange the transfer to someone on the interest list. You recover your investment from the incoming member at the then-current price. This is precisely how the spaces you're looking at now have opened up.

How is this different from regular Founding Membership?

Pioneer tier is the original 250 cohort only. These memberships carry legacy rights — the upgraded stake, the pre-sale pricing, the permanent Community Land Registry standing — that will never be offered to the public again. A regular Founding Membership for the Estate will be issued at standard terms when it launches; pioneer terms cannot be reissued at that point.

What happens to my stake when the 1,000-acre Estate launches?

Pioneer stakes carry dual-sanctuary rights. You keep everything you have at the Secret Garden — permanent access to the original 15 acres — and you gain your tier's rights at the Estate as it comes online. The Secret Garden doesn't become obsolete when the Estate launches; it remains the original protected sanctuary.

What protects the land from being sold or built over in future?

The land is held in a protected trust structure with an asset lock in place. This means the farmland cannot be sold for speculative gain or converted to non-agricultural use. Members are custodians, not landlords — and the protections are designed to hold across generations, not just the lifetime of the current business.

Do I have to commit today?

No. Express interest, we'll speak, and only when a space opens in your chosen tier — and only when you're sure — does the 10% deposit come in. The September 2026 deadline applies only once a deposit has been paid. The interest list moves at the pace people's lives move.
