what Smallholder Founding Membership is

A home and a garden you grow into.

Almost everyone carries the same quiet dream: a place in the country that is truly theirs. Smallholder Founding Membership hands you that dream whole. The largest stake in a real working farm, the run of all hundred acres seven days a week, a private garden planted to your taste, three hens of your own in the shared flock, and first claim on a home as the estate grows. All of it without the price of buying a farm, the work of running one, or leaving the life you've built.

Pasture and woodland with a view to the South Downs

the run of the land

The whole hundred acres, seven days a week.

Come and go as you please, every day of the week: the pasture, the woods, the orchard and the one-acre lake, all of it open to you. Not a booked visit, but a place you belong, to walk, to work, or simply to be, whenever the mood takes you.

A private garden in full season

your garden

Planted to your taste, tended while you're away.

The largest plot on the farm, shaped around what you love to grow and cared for by the team between your visits. You arrive to a garden in full season, not a list of jobs waiting.

Eggs warm from the nest

your hens

Three hens of your own, in the shared flock.

Part of the communal flock, but yours by name. Eggs warm from the nest when you come down, and looked after by the farm every day you're not there.

A home on the farm

your home, in time

First claim on a home, as the village emerges.

As the estate grows, homes on the land open to its founders, and Smallholders are first in line. The chance to live the good life on a farm you already co-own, when the moment is right for you.

The founding community together

your legacy

A stake you hand to those who come after.

The deepest founding stake, recorded in your name and held in trust so it can never be sold. A place that stays in the family, long after the rest of the noise has passed.

The run of a hundred acres, a garden, a flock, a home and a legacy. The whole of the dream, without the price of a farm or the labour of running one.

Peppers Farm

A working farm, ready for community life.

A hundred acres of Sussex, held by the same family for thirty-five years. The land, the buildings, the infrastructure are all already here. We're not starting from scratch. We're stepping into something whole.

The farmhouse at Peppers Farm

a place to gather

A six-bedroom farmhouse, kept the way you'd want it kept.

We'll open it to members for stays, retreats, co-working and the eight Celtic gatherings that mark our year. A home, shared.

The indoor riding school and barns

infrastructure, ready

An indoor riding school the size of a wedding barn. And then some.

We'll bring this into immediate use as the farm shop and café, food processing, member events, and the gathering space that lets the estate hold a community without losing its quiet.

Pasture and ancient woodland

the land itself

Pasture, woodland, and a view to the South Downs.

We'll farm it regeneratively from the first season. Cattle through summer, sheep through winter, the market garden producing weekly food for the network. Soil left more alive than we found it, year on year.

The mature orchard and lake

space for stillness

A mature orchard, a one-acre lake, and corners that belong to the wild.

We'll keep the wild parts wild. Member gardens, walking paths, and gathering circles will sit alongside the working farm, never on top of it. Peppers will be a place to disappear into when you need to, and to find each other in when you're ready.

Every one of these spaces becomes part of how the community lives, gathers, and grows together.

from the creators of My Little Farm

Dear fellow steward,

Keivor and Laure, founders of My Little Farm

A few years ago, we set out to answer a single, fundamental question: what would it look like if families could truly own the source of their life?

Not just buy from it, but own it.

We began with fifteen acres in Sussex and a small community who believed a simple truth: that land should be held in trust, for food, for nature, and for the generations who follow us. Together we proved it. We restored soil, fed households, and built something real.

The pilot was never the destination. It was always the beginning.

Peppers is the next step, and it is already whole: a hundred-acre Sussex estate, the land, the barns, the farmhouse and the lake all here and waiting, ready to feed a hundred households for generations. We are not raising a farm from nothing. We are opening one, to exactly one hundred founding families.

This is your invitation to be one of them. Not a supporter, but a co-owner of the estate itself, with the deepest founding stake: your own garden, first claim on a home, and a place held in trust for those who come after you.

There will only ever be one hundred. Once they are held, they are held for good.

With warmth and determination,

Keivor & Laure

the journey from here

We're in phase one. Here's the whole journey.

Founding a farm happens in three phases. The land is secured under a phased purchase, and the founding hundred are coming together now, released in small intakes. Here's where we stand, and what comes next.

1
first, the founders gather open now

The founding hundred come together

This is the phase we're in now. The land is secured under a phased purchase, and the founding hundred are being gathered, in small intakes, one family at a time. As each intake fills, the next opens, and the farm moves to its next stage of building. There will only ever be one hundred.

2
then, we build it together the five-year build

We design and establish the farm

Over the following years, the farm is designed and established, and every founder is warmly invited to be part of it, as much or as little as they like. Come to the gatherings on the land, share the ideas that shape the market garden, the orchards and the gathering spaces, and lend a hand in the making when you wish. There is no obligation to build or to labour. Your place is yours whether you help shape every season or simply follow the journey and visit when you can.

3
and it becomes a legacy the years after

We hold what we founded

Five years on, the farm stands, established, productive, and held in trust so it can never be sold from under the community. Your name is among its founders, recorded for good: a legacy you can hand to your children, and theirs.

    beyond Peppers

One region, many farms. Your place grows with it.

Founding Peppers isn't joining a single farm, it's founding the flagship of a whole region. Peppers has the land, the barns and the infrastructure to anchor and supply a network of smaller community farms around it. It can grow onto the land immediately surrounding it, and in time we'll bring up to twenty little farms into community ownership across Sussex, each held by the people who eat from it. Your founding stake is recorded once, and travels with the region as it grows.

Peppersthe flagshipStreat Gardenour first farm, open now

Peppers at the centre, with twenty little farms around it. Streat Garden is the first, and it's open now. Each new farm is seeded and supplied by the flagship, so no community starts from scratch.

Peppers is the flagship. Its land and infrastructure, the barns, the processing, the growing and the distribution, become the backbone that supplies the smaller farms around it. As Peppers grows onto the land immediately surrounding it, so does what the whole region can grow, share and reach.

What that means for your place.

    Recorded once, held for good

Your founding stake is recorded in your name and held in the trust, transferable and inheritable. It doesn't reset as the region grows, it stays yours.

    Your access widens

As each new Sussex farm opens, your membership opens with it: more land to walk, more harvests, more gatherings, all part of what you already hold.

First in line, and a say

You help decide where we build next, and you're first through the gate when a farm opens near you.

    Beyond Sussex, a network

Sussex is the first region. In time the same model becomes a national network of community-owned farms, and your place belongs to it.

You are not founding one farm. You are founding the flagship of a region, up to twenty little farms held in common across Sussex, and in time a network beyond it, held by the people who eat from it.

for those who work the land

One in ten places, held for the hands that tend the land.

1 sponsored place among every 10 founders

Land workers are at the very heart of what we're building. For every nine founders who step in, a tenth place is held, fully sponsored, for a grower who will earn their stake by tending the land for the wider community. Ten such places among the founding hundred.

They hold the same stake, the same voice, the same welcome as every other founder. Because those who give their hands and their days to the land should own a piece of it, not just work it for someone else.

Every founder who steps in helps hold one of these open.

Hold your place or join a discovery call first →

    before you decide

    Questions, answered.

A founding stake is a considered step. Here are the things people most want to understand before they take it.

What exactly do I own as a Smallholder?

Two things. A notional 1,350m² stake in the whole hundred-acre farm, the land, the barns, the pasture and the lake, recorded in your name as the largest founding stake. And a defined private garden of around 150m² within the estate that is yours alone, planted to your taste and tended by the team between your visits. The wider farm is worked and shared in common; your garden is the one corner kept just for you.

When can I start enjoying it?

Straight away, in part. Your access to the farm and your 20% member discount begin from the day you join. The rest arrives as the estate comes to life: your garden once it's created, your hens once they're welcomed, your weekly box and Farm Tokens as the farm begins to produce. Streat Garden is open now, so there's a working farm to enjoy from the very start.

Is my stake really mine, and can I pass it on or transfer it?

Yes. Your stake is recorded in your name, held in trust, and inheritable, you can pass it to whomever you choose. You can also transfer it: list your space during our annual transfer window, and My Little Farm has first option to buy it back. If we don't take it, you can nominate a replacement, or we'll advertise the space on your behalf.

What does holding a place involve?

Cohort One is full, so you can hold one of the remaining Smallholder places for Cohort Two with a £500 deposit. It reserves your place in the order it's held and credits in full toward your £5,000 signal prepayment when you complete, so it isn't an extra cost. And if you decide not to proceed once Cohort Two opens, your £500 converts in full to Farm Tokens to spend on food and activities. You're never out of pocket.

    How does payment work?

You begin with a £5,000 signal prepayment, then £750 a month for 60 months, £50,000 in all. Your monthly payments begin only once the land is secured, so you never pay toward a farm that isn't happening.

Is there anything to pay after the five years?

Your £50,000 stake is paid across the five years, and then it's yours, in full. From there, the only ongoing payment is for the food you buy and access to the member facilities, both at member prices. You pay for what you use, when you use it, and nothing more.

What if I can't keep up the payments?

Life happens, and we've built for it. For a rough patch, we can pause your membership while you find your feet. And if you need to step away for good, your space goes into the transfer window, and once a new founder takes it, the contributions you've made are returned to you. You're never trapped in a commitment that no longer fits.

What if I can't visit for a while, even a whole year?

Your place is yours whether you come every week or not at all. And in any year you can't visit, you can lease your access to a vetted Steward and receive £225 a month in Farm Tokens, £2,700 across the year, to spend when you return.

Do I have to help build the farm, or give my time?

No. There is no obligation to build or to labour. You're warmly invited to help shape the designs and join the making as much or as little as you like, or simply to follow the journey and visit when you can. Your place, and everything it holds, is yours either way.

    Is a home guaranteed?

Smallholders hold first claim on the homes the estate creates as it grows, ahead of every other founder. It's a genuine priority, the deepest of only a hundred stakes. Homes appear over time as the estate develops, so it is a first option when the moment comes, rather than a dated guarantee.

What happens if the farm doesn't go ahead?

Your monthly payments begin only once the land is secured, and every contribution is deployed against real progress on the ground, never before. If the vision doesn't proceed, 100% of what you've paid returns to you as Farm Tokens to spend on food. You are never out of pocket.

    Is this a financial investment?

No, and we're careful to say so. Founding Membership is co-ownership of a working farm and a way of life, a home, a garden, real food and a legacy, not a financial product and not a promise of return. Your stake is a real, protected asset held for good, but you should join for what it is, not for what it might one day be worth.

Why only one hundred, and who is it for?

Because there will only ever be one hundred, and we care who holds them. Smallholder founders are people who share the values and genuinely want the mission to succeed, so the community is built of the right people. If you're unsure it's for you, come and walk the land or talk to us first, and because your signal prepayment is 100% returnable, no one is ever locked into a place that isn't right.

What if I'm not ready for a full Smallholder place?

You can reserve a lighter founding tier instead. Co-owning, Real Food and the Good Life open a little later, but you can reserve your place now with your signal prepayment alone. Your monthly payments and full benefits begin after contract exchange, the point at which the farm purchase legally completes, and every founder who reserves or secures a place is invited to our founders' welcome at Peppers. As with Smallholder, your signal is 100% returnable, so reserving costs you nothing to hold your place while you decide.

Can I see the farm before I commit?

Yes, and we'd love you to. Come and walk the land on one of our open days, meet the team and the community, and stand on the ground before you decide. Streat Garden is open now too, so you can see the model alive. A step like this shouldn't be taken on a screen alone.
