A founding stake is a considered step. Here are the things people most want to understand before they take it.
What exactly do I own as a Smallholder?
Two things. A notional 1,350m² stake in the whole hundred-acre farm, the land, the barns, the pasture and the lake, recorded in your name as the largest founding stake. And a defined private garden of around 150m² within the estate that is yours alone, planted to your taste and tended by the team between your visits. The wider farm is worked and shared in common; your garden is the one corner kept just for you.
When can I start enjoying it?
Straight away, in part. Your access to the farm and your 20% member discount begin from the day you join. The rest arrives as the estate comes to life: your garden once it's created, your hens once they're welcomed, your weekly box and Farm Tokens as the farm begins to produce. Streat Garden is open now, so there's a working farm to enjoy from the very start.
Is my stake really mine, and can I pass it on or transfer it?
Yes. Your stake is recorded in your name, held in trust, and inheritable, you can pass it to whomever you choose. You can also transfer it: list your space during our annual transfer window, and My Little Farm has first option to buy it back. If we don't take it, you can nominate a replacement, or we'll advertise the space on your behalf.
How does payment work?
You begin with a £5,000 signal prepayment, then £750 a month for 60 months, £50,000 in all. Your monthly payments begin only once the land is secured, so you never pay toward a farm that isn't happening.
Is there anything to pay after the five years?
Your £50,000 stake is paid across the five years, and then it's yours, in full. The only ongoing part is Stewardship at £150 a month, and it isn't really a cost: it's your everyday food budget redirected to the farm you now co-own, returning to you as food, stays and Farm Tokens. You're simply sourcing the food you'd buy anyway from your own land.
What if I can't keep up the payments?
Life happens, and we've built for it. For a rough patch, we can pause your membership while you find your feet. And if you need to step away for good, your space goes into the transfer window, and once a new founder takes it, the contributions you've made are returned to you. You're never trapped in a commitment that no longer fits.
What if I can't visit for a while, even a whole year?
Your place is yours whether you come every week or not at all. And in any year you can't visit, you can lease your access to a vetted Steward and receive £225 a month in Farm Tokens, £2,700 across the year, to spend when you return.
Do I have to help build the farm, or give my time?
No. There is no obligation to build or to labour. You're warmly invited to help shape the designs and join the making as much or as little as you like, or simply to follow the journey and visit when you can. Your place, and everything it holds, is yours either way.
Is a home guaranteed?
Smallholders hold first claim on the homes the estate creates as it grows, ahead of every other founder. It's a genuine priority, the deepest of only a hundred stakes. Homes appear over time as the estate develops, so it is a first option when the moment comes, rather than a dated guarantee.
What happens if the farm doesn't go ahead?
Your monthly payments begin only once the land is secured, and every contribution is deployed against real progress on the ground, never before. If the vision doesn't proceed, 100% of what you've paid returns to you as Farm Tokens to spend on food. You are never out of pocket.
Is this a financial investment?
No, and we're careful to say so. Founding Membership is co-ownership of a working farm and a way of life, a home, a garden, real food and a legacy, not a financial product and not a promise of return. Your stake is a real, protected asset held for good, but you should join for what it is, not for what it might one day be worth.
Why only one hundred, and who is it for?
Because there will only ever be one hundred, and we care who holds them. Smallholder founders are people who share the values and genuinely want the mission to succeed, so the community is built of the right people. If you're unsure it's for you, come and walk the land or talk to us first, and because your signal prepayment is 100% returnable, no one is ever locked into a place that isn't right.
What if I'm not ready for a full Smallholder place?
You can reserve a lighter founding tier instead. Co-owning, Real Food and the Good Life open a little later, but you can reserve your place now with your signal prepayment alone. Your monthly payments and full benefits begin after contract exchange, the point at which the farm purchase legally completes, and every founder who reserves or secures a place is invited to our founders' welcome at Peppers. As with Smallholder, your signal is 100% returnable, so reserving costs you nothing to hold your place while you decide.
Can I see the farm before I commit?
Yes, and we'd love you to. Come and walk the land on one of our open days, meet the team and the community, and stand on the ground before you decide. Streat Garden is open now too, so you can see the model alive. A step like this shouldn't be taken on a screen alone.
