Smallholder Founding Membership

Roots that outlast you.

A garden of your own within a hundred Sussex acres. The whole estate to wander. A place your children — and theirs — will always be able to come home to.

what Smallholder is

Not a purchase. A home you grow into.

Most ways of belonging to a place ask you to leave your life to find them. Smallholder doesn't. It hands you a corner of a working Sussex farm that is yours to shape — planted to your taste, tended in your absence — and the freedom to come as often, or as seldom, as life allows.

The deepest stake a founder can hold — and the one you can hand to the people who come after you.

The largest share of the land. First option on a home as the estate grows. A legacy held in your name. Somewhere that will still be here — still farmed, still yours — long after the rest of the noise has passed.

the Smallholder life

A weekend now. A lifetime, in time.

The deepest way to belong here — a garden of your own within a hundred Sussex acres, the whole working farm to roam, and a home your family returns to for generations. You arrive for a weekend, and leave having put down roots.

This isn't a place you visit. It's a place that will hold your family long after you.

what's yours

Everything the farm offers, and the piece of it that's yours alone.

Smallholder isn't a donation — it's co-ownership of a working farm that keeps giving back: real food on the table, Farm Credits to spend each year, a standing discount, and the freedom to step back in any season you need to. It holds everything in every tier below it, and adds the two things only Smallholders have.

01

A private garden

Your own 150m² garden within the estate — shaped in conversation with you, planted to your taste, and tended by the farm team while you're away. Yours to wander into on any morning.

02

First option on a home

Priority on the residential opportunities the estate creates as it grows — the chance, one day, to live on the very land you helped secure.

£2,700

in Farm Credits, per leased year

Lease your access for a year.

In a year you can't visit, pass your access to a vetted Farm Steward and receive £225/month in Farm Credits to spend at the farm. Your stake and rights stay with you.

And belonging for your whole household, children included — seasonal gatherings, hands-on participation days, and a real voice in shaping the estate.

your stake

1,350m² of the farm, held in your name.

Roughly a third of an acre — the largest founding stake. Notional, not fenced off: a recorded share of the whole working farm. Here's how it holds, in plain English.

the share

A 1,350m² stake in the trust that owns the freehold — recorded in your name, alongside the other founders. Not a corner you cordon off, but a share of all of it.

the land

The farm stays one farm, worked and shared in full. Your square metres are your portion of the whole hundred acres — the pasture, the woods, the gardens, the lake.

the inheritance

A recognised, recorded asset. It can be left in your will, transferred to family, or held in trust — passing to whomever you name. The stake stays in your bloodline, or wherever you direct it.

the founders' guarantee

Held in trust before it's asked of you.

a stake before your money

We won't ask for the balance until your stake is recorded in your name and the land is held, asset-locked, in the trust. Your place is secured before your money is.

zero-loss entry

If the vision doesn't proceed, 100% of your contribution returns as Farm Credit to spend on food. You're never out of pocket.

pace with progress

Capital is deployed against real progress on the ground. You see what your contribution has built, as it's built.
